If you are considering improvements or alterations to your home, property, or business, please contact the Building Inspector/Code Enforcement Officer to discuss your plans to determine if any permits or approvals are required.
Township regulations place various restrictions on the use of property, and the location of all improvements and additions to
property including but not limited to: pools, decks, sheds, fences, home additions, etc.

THINGS TO KNOW
Occupancy Permits are required prior to anyone moving into an apartment, home or business.
Elizabeth Township requires Occupancy Permits for single family residences, multi-family residences and commercial businesses.
Elizabeth Township requires Zoning Permits when adding an accessory structure to your property (swimming pool, shed, deck, fence, detached garage, etc.) or altering an existing accessory structure.
Zoning permits are also required before any building permits are issued by the township.

FLOODPLAINS
Elizabeth Township participates in the National Flood Insurance Program that makes flood insurance available to our residents. As a condition of remaining in the National Flood Insurance Program, the Township has adopted a Floodplain Ordinance that restricts development in a identified floodplain and requires a review and permit for ALL work done within a floodplain. The Floodplain Ordinance also sets requirements for construction and development within a floodplain including elevations and flood-proofing.
We would like to remind you about the requirements for a review and permit for all work in an identified floodplain. This includes: improvements or additions to structures, accessory structures such as fences, sheds, and detached garages. Many projects within a floodplain would require an appeal and a variance from the Township’s Floodplain Ordinance at a public hearing conducted by the Zoning Hearing Board. Please always check to see if a permit is required prior to starting any work in a floodplain. Also please note that storage of various items are regulated within a floodplain and no fill is permitted to be placed within a floodplain.

The Zoning Hearing Board consists of five members appointed by the Board of Commissioners for four-year terms.
The Board's primary function is to hear cases requesting variances from the provisions of the zoning ordinance and floodplain regulations and determinations of the Zoning Officer.
The Zoning Hearing Board meets the fourth Wednesday of every month at 7:00 pm.
